RICS Surveys

Fuller Associates is able to provide official RICS Condition, Homebuyers and Building Surveys, which each contain varying levels of detail dependent on the size, age and nature of the property. The survey inspections are carried out by our experienced RICS Chartered Surveyors, who will telephone our Clients on the day of inspection to discuss their initial findings before completing the detailed reports which follow shortly after.


The RICS Home surveys provide an elemental overview of the property, and the Condition and Building Surveys include photographs. The concise method of reporting within these surveys provides our Clients with an easy to read synopsis of each element of the building to ensure an understanding of both what part of the building is being referred to, but also its condition and any implications arising from a potential defect.

Clear Reporting

The survey reports include a simple green, amber, red ‘traffic light’ rating system to quickly highlight the condition of different parts of the building, services, garage and outbuildings, showing problems that require varying degrees of attention.

  • Condition Rating 1 – Green. No Repair is currently needed. The property should be maintained in the normal way
  • Condition Rating 2 – Amber. Defects that need repairing or replacing but are not considered to either serious or urgent. The property should be maintained in the normal way
  • Condition Rating 3 – Red. Defects that are serious and/or in need of urgent investigation, repair or replacement

RICS Condition Report (Level 1)

This is the entry level report suitable for buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition. It focuses purely on the condition of the property by setting out the following:


  • clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, showing problems that may require varying degrees of attention;
  • a summary of the risks to the condition of the building; and
  • advice on replacement parts guarantees, planning and control matters for your legal advisers.
    An RICS Condition Report is straightforward and does not include a valuation, but your surveyor may be able to provide this as a separate extra service.

RICS Homebuyers Report (Level 2) – with or without valuation

The RICS Home Buyers Report is a mid level survey that is more in-depth than a mortgage valuation or Condition report, but is not as comprehensive as a Building Survey. The report includes:
  • A summary of the risks to the condition of the building and other matters for your legal advisors such as guarantees as well as Planning and Building Control issues.
  • The surveyor’s professional opinion on the ‘Market Value’ of the property and an insurance reinstatement figure for the property.
  • Advice on defects that may affect the value of the property with repairs and ongoing maintenance advice.

RICS Building (Level 3)

Formerly called a Full Structural Survey, this type survey is suitable if the property is larger, older and possibly Listed, in obviously poor condition, that is unusual or has been altered, or if you are planning major works. This survey provides a greater level of descriptive detail and comments specifically on the structure and fabric of the property. It includes:

  • A thorough inspection and detailed report on a wider range of issues, and the survey includes photographs.
  • A description of visible defects and potential problems caused by hidden flaws.
  • Advice for your legal advisers and details of serious risks and dangerous conditions.
  • The Building Survey does not include a Market Valuation, but your Surveyor will be able to provide this as an additional service if required.

The RICS Building Survey report will provide you with a clear indication of defects, matters requiring further investigation and will advise on short, medium and long-term maintenance issues.
